Not only in the photo but also during the viewing, it is important that everything looks right. We would like to give you some tips to get your property ready for both photographing and sale, for a good first impression.

Tip 1

Do you have a front garden? Then this is where potential buyers take the first steps towards their new home. That home will look more attractive if the garden is well cared for. The bikes in the shed and the rubbish bins out of sight. This, of course, also applies to the rear garden. The front door is your home’s calling card. A front door that is clean, has a fresh coat of paint and doesn’t stick makes for a good entrance!

Tip 2

Clean windows and mirrors give viewers a clear view of your property. A quick sponge and chamois over them and everything looks fresh again.

Tip 3

Less is more! Show as much floor space as possible. This will make the house look more spacious. Remove as many unnecessary and personal items as possible and store them somewhere. A full house looks cluttered. Think of phone chargers, loose plaids on the sofa, a cat box, etc. When people walk through a house, they want to be able to visualise whether their own furniture will fit in.

Tip 4

For a pleasant atmosphere, we recommend ensuring a pleasant temperature in the house. Should you have candles, the estate agent can light them to add a stylish ambiance.

Tip 5

Put a fresh bunch of flowers or some pretty branches on the table. That immediately brightens up the room.

Tip 6

Make sure your kitchen is tidy. Remove food odours from the fridge or dishwasher with a bowl of vinegar or squeezed lemon. Make sure the dustbin is empty.

Tip 7

How do you create even more of a ‘homely feeling’? This is where scent can play an important role.

When the house smells fresh, it will have a beneficial effect on the attractiveness of your home. The subtle fragrance of scented candles, scented sticks or an interior spray will help.

Tip 8

The bedroom is one of the most personal spaces in the house. Here too, a fresh scent increases attractiveness. Do not leave personal items on the bedside tables. Clear away bathrobes, slippers and nightwear. And… most importantly, make up the bed neatly. We recommend using sheets, duvet covers or bedspreads with a plain design. This gives the best photographic result.

Tip 9

A clean and fresh bathroom is important. Ventilate with fresh outside air if possible and remove any lime and mould deposits with special cleaners. Remove personal items such as medicines, toothbrushes, shampoos, razors and put the toilet seat down!

Tip 10

Last but not least, fix minor defects. Such as loose door handles, cracks in windows, squeaky hinges and loose wallpaper. With a little effort, these are easy to fix and give the impression that the house is in tip-top condition.
